The refurbished Buddle Building is now complete, with 1,300 square metres available to lease now and co-working options available. It includes an exciting ground floor cafe that opened in November 2023.

The Hopkirk building forms the next stage of works and is being strengthened and refurbished to offer exceptional office and/or retail spaces. Together with the Buddle Building, it will form the campus hub with ground-floor retail spaces opening onto landscaped communal spaces.

The rest of the campus will feature new, large-format, flexible low-rise buildings suitable for commercial use.

Buddle Building

The Buddle Building and new KiwiRail National Train Control Centre form the first stage of the campus. The Buddle Building has been strengthened and refurbished into a modern, efficient, comfortable workspace and has a 5 Green Star design accreditation.

We have two exceptional office floors available (artist’s impression shown above) to lease together, separately or as sub-divided tenancies.

The Hopkirk building forms the second stage of the campus. This striking heritage building is being fully strengthened and refurbished and is suited for office and retail uses.

Gilruth Building

The Gilruth building is another striking heritage building that sits within the second stage of the campus and provides further character appeal to the central campus hub.

New Builds

The rest of the site will be occupied by the new low-rise campus buildings that are designed to deliver very large, efficient modern work spaces.

  • Built to IL2 100%+ NBS; options to design to 130% NBS or IL3 100%

  • Minimum target of 5 Green Star and NABERSNZ ratings (design and as-built)

  • c1,750 square metres NLA typical floor

  • Floors can be leased together, separately or sub-divided

  • Ready to occupy from 2026(subject to tenant commitment and availability)

  • Tenant design input available

  • Enormous flexibility – the design can be adapted to suit specific business needs

  • Low-rise design also makes them rapid to construct (around 18 months) versus the much longer lead times needed for central city projects

  • Timber structure options and a wide range of energy-saving and sustainability options are available
